I originated FHA, Va and Conventional loans, my niche product was the FHA 203K renovation loan program. The program is not widely used because it is a complex loan and needs to be fully understood by the loan officer.

It worked, I starting meeting more agents and other agents would refer the agents in the offices to me for their renovation loan. I started teaching the classes to the real estate agents so that they would be able to explain the program to their borrower. I would hold the borrowers hand and meet with everyone at the property to make sure they understood the process of the loan. The FHA Renovation Loan Program allows a borrower to purchase and renovate or refinance and renovate their property all in one mortgage loan.
